The Pros and Cons of Each Real Estate Investing Strategy

Now the first thing that I want to teach you before I teach you how to invest with these different strategies is how do we actually acquire these properties and I'm shocked that people don't teach you this and you have to know this prior to even learning a strategy it's what we call the three financing techniques. The very first one is what we call all cash. Anytime we pay cash, I'm not talking about you need to pull all the cash out of your wallet. All we're saying is, is that we're going pay the seller in one lump sum. You have to get it at a discount, otherwise you would have paid full. The second is what we call terms. This is how much down, how much a month and how long can I do it for. Now, this is probably familiar with you because you are most likely already doing it if you have finance a car or a home. You put down a down payment, make monthly payments for a certain amount of time until it’s paid off. The ultimate way to buy property is both discount and terms. So not only can I make payments on the property, I can get it at a great discount price. So, these are the three financing techniques that I want you to focus on and now we can actually get into the strategies, but I want to ask you a question before we get started. If you purchased a property for investment purposes, how could you make money after you bought it? The first thing you could do is you could rent the property out. You can fix up the property and sell it. You could lease option the property. You could seller finance it, and my question to you is, what else can you do with this property besides living in it or burning it down? There are no other possible solutions and that's why I want to cover these five strategies with you.

Chris Goff started Real Estate Investing in 1999. Chris didn't have any money to work with, so he was interested in learning 'no money down' strategies. He absorbed any and every bit of information he could find on the subject, and started on his first deal. Chris was lucky enough to break even on the deal, and quickly learned that not all information is good information.  

Chris continued, learning as he went from his mistakes, and began to see some pretty amazing results. Chris took what he learned from others and combined it with what he had learned by trial and error, to develop a system for investing that would produce as much income as possible, without many of the pitfalls that can be found in RE Investing. In his first 20 months, Chris Goff did 46 deals with NO money down. It didn't take long for those around him to figure out that Chris was onto something good, and they began to ask him how he was doing it. Chris explained his system to one person; one led to two, two led to four, four led to 40, and the rest is history. Chris has now completed over 500 real estate transactions and continues to build his local real estate business and software company, REIPro.  

Chris never stops to rest on his laurels, however.
